Please advise.

It appears that the person listed had a warranty deed performed to another person listed who then put out a deed of trust with a lender.thank you for your time any advise is welcome. 

He told me that before we can move on with looking at potential properties, he advised me to speak with a mortgage broker/lender to find out an estimate of how much I could qualify for. 

Let us know the details and we can advise properly.  

He or she will also be able to advise you on what expenses are recoverable and what aren't.

I dont have any experience with hard money lenders or rehab loans, cannot advise there.

My son actually knows the president from his campus involvement and talks to him frequently but I am not sure if I should advise my son to inform him that we are looking to make an offer on his property.  

I gave him books like the tax and legal play book by Mark J Kholer, I can advise him on what to do once hes made money but I cant seem to find a step by step starters guide on the very basics of claiming and paying his taxes.Any Book recommendations?
