Commercial Real Estate Agents selling businesses.

Are commercial agents capable of selling the business that resides in the real estate?

Back story: I recently closed a commercial transaction. It was a mixed-use property (bar, two apartments). The real estate and the business (bar w/ liquor & gaming licenses) sold separately.

This new property is the same as the property before, with some differences. Bar and two apartments, but it’s owner operated. The owner manages the bar and the two properties above. He owns the liquor & gaming licenses. He owns the business and the real estate.

Are commercial agents capable of selling the real estate and the business? Are these two separate transactions where the broker sells the real estate and the ? sells the business?

Please advise.
