I think another overlooked factor is even if you're in that $900 rental range and the market will only bare a $1000 rent, by upgrading you could potentially appeal to more higher end tenants who will appreciate the updates, therefore less maintenance and vacancy.

If the rent is $1000 and they make only $3000 gross, after all taxes and deductions they would barely have over $2000 to pay rent and expenses.

I definitely want to swap notes.I agree with the comment that the numbers barely make sense given the current rental market, and really this is about a long-term buy and hold or build/flip for someone who wants to hold.

They may even keep buying, but turnkeys are so simple once you get going...no need to be back on here.I've worked with a ton of people who have bought turnkeys, and I will say that with minimal exception, I've barely ever seen a one of them ever back on BP once they bought and are into the turnkey process.

The only 'gift' we leave is a refrigerator/freezer thermometer in the fridge so new tenants can get the fridge and freezer set right especially after we turn it to barely on when the unit is empty for a bit.
