The pet thing would be hard to prove, because they may just say "we had someone come over for a few nights, that brought a pet-- but it's not our pet" ... as far as collecting rent from long term guests,  unless you have a provable date as to when they moved in, I can't see it being possible to prove they lived there.

We typically do this if the previous tenant had pets (dogs, cats) and use products designed to address fleas (actually I spray using professional products from "domyownpestcontrol".

I've been surprised that many managers say they will collect AND retain all late fees, pet fees, as well as 50-100% of any retained security deposits!

Except, it seems that most of our (soon to be) tenants have acquired pets; without the acting property management enforcing their leases that clearly say "no pets".
