Tenant called saying they saw a couple of roaches

I called an exterminator and he said typical spray won't handle it.  Have to go into the kitchen and pull everything out and run them out of there.  Cost starts around $240.

Before I call other exterminators for pricing or look at getting a groupon, what do you recommend and how much has it typically cost you?

Also, how often do you have your rentals sprayed, etc and what do you usually spend per year on it?
