You're likely signing mortgage paperwork at closing that says you shall occupy the home within 60 days.

Hello, I'm a new landlord and I'm wondering whether other landlords will make the tenant (who passed background, credit check) sign a rental agreement and all paperwork on the day they give you the security deposit?

All you have to do is show the proper paperwork...then you get a lower rate, no seasoning and can go up to 85%.Essentially, you "borrowed" the money from yourself in the first place...you probably just never thought of it like that before.  

So I am now thinking that in order for this to work out at all, I will have to sell myself and hire a real estate agent to do a transactional review of paperwork or take the paperwork to an attorney.   

When I read those books, I get too frustrated with what feels like the snail's pace we're taking, so instead, I bury myself in the paperwork and details.
