Like you, I'm a car guy but rentals are much better especially if they can help you purchase the toys.

Where I am (Southern California) many (most) municipalities regulate minimal recycling percentages, making haul off and dumping more involved and more expensive).

Tim I'm just starting out & was wondering if I tear a house down that's 6300 sf how much would it cost for commercial rental as a 8-10 units apartment building demo and hauled would be 25K can you help? 

Even if it means a second job, less night outs, less steaks, less toys.

Clients and friends expect doctors and lawyers to have all the fancy toys and club memberships.

She said it could probably work for our flight crew rental model BUT that the house is in the rough pocket of Jefferson Park, so we'd need to be in it for the long haul to see appreciation.  

So, realizing I'm still waiting on some information, I'm toying with my options.

Fortunately we're real estate investors and have a vested interest in doing it correctly for the long haul and not just slapping something together and hoping for the best as things go along.
