The only thing I would add to it is that when you do go to your local REIA meeting, network to find a fellow investor doing the kind of investing your want to focus on.Offer to assist them with anything they may need (finding deals, painting their flips, organization, letter campaign's, etc) in exchange for their mentorship.

I don't believe there is such a thing as an accurate average cost per square foot unless you do a high number of flips.  

Should I be looking on the MLS for fix and flips or should I be building a team of agents to send me there listings of properties that just hit the market ?

Perhaps looking at the % of houses that are sold and then re-sold within the same year, at a higher price, to measure the level of flip activity? 

Sounds like he is doing awesome and is doing rehab/flips about 1 a month.

Hi Brian,I am preparing to begin wholesaling in the corpus area so that I can save the funds needed to do my first flip.

I would love to meet up with anyone in the Greater Seattle Area to start a fix and flip!  

Currently, we have one deal and seeking funding for this fix and flip.

I'm in the process of getting my real estate license and I want to venture out more in the buy and hold field maybe some flips.
