If a non conforming use is destroyed, like fire, hurricane, flood, etc. then either it can't be rebuilt non-conforming or there is a time limit under which it must be rebuilt. usually 6-12 months.

From what I understand, it is technically legal but non conforming and if it were to be destroyed for whatever reason I could not rebuild it as a quadraplex without getting it rezoned to RG.

(Poor dog)Just my 2 cents. when i had my foreclosure issues in 08 to 2010 I walked into more than one house the landlord bailed on and left me with section 8 disaster and dogs chained to a stake in the back yard with no water food or shelter.. those owners are just indescribable .. its one thing to be a pig and destroy the house but what they do to their dogs is well you know.
