I am looking to teaming up with a reliable contractor for my rehabbing homes business, but are contractors reliable now a days?

What do you look for on a contractor you plan to work with?

Is it fair to say that most of the good ones are already to busy?

The simple problem is that most flips can't pay enough to hire reliable help.
