triplex zoned as duplex
Hello everyone, starting the process of buying a multi family I found this property that was zoned for 3 units, then re-zoned to 2 units but it currently has 3 units and three separate tenants.
In other words it is a duplex functioning as a triplex.
After talking to a loan agent and insurance company, they both assured the issue would not affect the loan I could get or the ability to have all 3 units insured as well as my tenants being able to get a home renter's insurance.
My question is, would this cause me any trouble down the road? I mean with the zoning and permit office in Baltimore which is the area where this property is located. The numbers work and it is a turn key place, i won't be doing any renovation work. I know this matter is handled in different ways depending on state.
Any advice is greatly appreciated!
