This project is also a very detailed and complex piece of architecture, so it takes time to bring out the finer details.

Both methods have pros and cons to consider.One thought I had was build up a small portfolio of SFH like 20-30 and then buy larger multi unit buildings and work up to 100 unit complexes for easier management.

When I have a pretty house with terms, I will send direct mail to local class A apartment buildings, and let everyone in that complex know that they can own my house for what they are paying in rent, as long as they can come up with a good down payment. 

Economies of scale would dictate that a smaller unit would sell for more/sf than selling the entire complex at once - what was the going out cap looking like on average for those sales?

Is this specific to a large complex?  

Trusts can be incredibly complex and have very specific requirements, and you should not set them up without an attorney with trust experience, so it is hard to see what benefit you would get from this program.
