My thinking is that if it is a load baring beam (assumption) you are going to want it correct and anyone checking the work associated with permitting of the ADU will also want it to be correct. 

Turns out, the support pillars for the main beam in the crawl space were barely hanging on.

Even with these collections items, the applicant juuuuust barely squeaks over my minimum standard qualifying credit score (I have lower scores with conditional acceptance that require a double security deposit and co-signer or both, and she exceeds both of those).

And before someone asks why I would want to stay where I am and pay rent instead of move in there and live for free or cheaper... it would add 1.5 hours each way to my commute on public transport whereas I currently drive 15 mins with barely any traffic.

Ko Olina and the North Shore are other popular spots, but Ko Olina property values have barely recovered from the recession, and the North Shore is a little far and may not get as high of an occupancy rate.  

Outside of Seattle the areas I like to focus on are Stevens pass, Grotto, Baring, index, and Gold Bar.

With 3.5 % down I’m not finding any cash flow houses and barely finding anything that pays for itself.
