I spoke with a lawyer yesterday and he was saying that the only way to accomplish this would be for investors to own shares of the LLC (meaning they own a share of all the properties we own) which is not what I want.

If your partner is a member of the LLC, then I believe using his IRA to fund the purchase would be self-dealing, and therefore prohibited.That said, there are ways to creatively accomplish your goal!

To accomplish this I had originally thought I'd go the private lending route as I have several resources that could be interested in partnering on a deal.MAIN QUESTION: As noted, I've mostly only considered accomplishing both of the above goals through personal/private financing to not only remove another bank loan from the equation but also continue to pay my current mortgage down and off in less than 10 years.

I'm willing to work in somewhat of an assistant's capacity to an experienced investor, put in whatever money I can spare, do grunt work, put in sweat equity, etc. to get my first deal accomplished and start building my career as an investor.Any tips for a new investor are more than welcome.

@Xavier Kelley it's a bit hard to answer your question without knowing more about you, where you're from and what you're looking to accomplish with real estate.I think buying a 4-plex with an FHA loan and "house-hacking" is about the best thing for young people who aren't married.

I watched a BP podcast where it was discussed that telling others about your objectives/goals increases the likelihood you will accomplish those objectives like you said to avoid embarrassment.
