FourPlexes, Been reading on them, hope to learn more about them

Thinking about selling my SFR to get into a multi-unit (4-Plex, no more than $400k and hopefully way less)...We also plan to then manage it ourselves. We should have enough capital to put down up to 25% down (is this too much?).

We are thinking of going towards the affordable living unit route in terms of unit strategy. Is there a resource or forum we can look into to read up on the nuances and details involved in investing in FourPlexes?

25% is the minimum I would put down, so no it's not to much 

A book that is widely recommended is 

Investing-Duplexes-Triplexes-Quads by Larry loftis

Easily found on Amazon or maybe even your local library.

I will caution you to underwrite with PM included. Even though you plan on self managing, one day you may need to have someone manage for you and if not your time managing the deal is not free. So you would take that fee.
