I agree you need to find a way to increase your income, whether that be through a second job, starting a business or improving your skill set to land a more lucrative position.Doing a FHA 3.5% down house hack might be a great starting point for your family.

I only listen to Biggerpockets podcast while driving now, and in my down time when I used to watch mindless television I am watching youtube videos, practicing running numbers, checking COMPS, and trying to prepare to the best of my ability to not come off like a complete and total amateur when I approach one of you lenders on here with a deal I firmly believe will be mutually beneficial. 

(With some improvement rent could maybe go higher)Basic utilities are covered by the landlord (electric and gas).

If you're still working on getting the feel for putting comps together yourself, there's a lot of ways to improve - BP webinars, local REIA's, books, etc.

I've been reading the usual roster of REI books, watched the many useful videos on YouTube and listened to the podcasts.

You now have near or absolute control of the association and can implement rules / regulations that improve the property / community.

We do plan to raise rents once we make some improvements.

What I'm trying to say is to be very careful owning only 4 units a gentleman that has been buying apartments for about 25 years and owning about 5,000 units and is a multimillionaire has taught me a few things with his many videos on YouTube and being on with Josh and Brandon a couple times and doing many public speeches and predicting he will make about 150 million this year might qualify him as knowing what he's doing. 

this is definitely something I will work on and improve for my next approach.

If you love your job, spend the time you would have as an agent improving yourself there instead and you can roll this world.
