Stone Cold Newbie Questions...
Hi everyone, My name is Josh and I'm a "Stone Cold Newbie". The strategy that interests me most is wholesaling for the obvious reasons but long term BRRR... I live and focus my efforts in The Columbus OH market.
My SCN question is:
When preparing a packet for buyers, what info is most important to include? What kind of stuff, that most SCNs add, isn't necessary?
All insight is welcome and much appreciated.

As a wholesaler you need to provide your potential investor buyers with the basic information such as the property address, number of bedrooms and bathrooms, and approximate square footage. For me, this is all I need to do some research on my end. Many wholesalers will also provide a figure for the ARV and the rehab/repairs, but most of them are not accurate with their numbers so I pay no attention to those figures. Any investor with some experience will do their own due diligence and calculate those things themselves anyway. But it can be good to give an estimate, IF you can provide figures that are at least close. If you are unsure, then don't make them up or just guess. It's also good to give any additional info about the property that you gathered from the seller and can easily see such as known issues and repairs needed. For example, if you know it needs a new HVAC system, state that. Good luck and happy investing!
