Well generally if you search any city or county codes you will find some type of noise curfew (peaceful enjoyment) time.This is probably why they shut off before 11 every time.

my small size and eagerness to " boldly go where no man has gone before" allows me to find a   way to get into that crawl space and see what i can find. lets face it, crawl spaces, attics, roofs and " hidden areas" tell you just about everything you need to know about a house. i personally have removed an attic panel that was screwed AND glued shut just to get into the attic.

Might also be some money in buying courses and turning them into housing developments, but need a good legal team on board to handle the fight from the neighbors losing their golf course and golf course view for which they paid a premium...or a good marketing person to sell on the benefits of shutting it down and developing the land.

I didn't really have anything to sell - I did some online RE coaching for a couple of years, which was basically free until I couldn't keep up with the demand any more and shut it down - so after a while those more or less petered out.

They're more concerned with return OF their money than potential return ON their money right now.If the quarantines and shut-downs had ended last month, I would have felt better about the economy and the housing market.
