There are plenty of listing brokers out there but would prefer to deal with a buyer's broker who has extensive experience dealing with investors and who is well dialed in to the local market and can be a potential source of new deals.

So I have been sourcing deals for the last few months.

They may see value in having you aboard as a referral source if nothing else.

I'm open to other alternatives and sources as well? 

Does anyone know a source or direct sources to look for fresh estate listings or what exactly should I be looking for?

The small amount of "skin in the game" required by the borrower can usually be made from multiple sources (2nd position gap lenders/private lenders, seller carry back, cross collateral, personal capital, etc).
