If it's state or federal tax liens, they would get wiped out after the right of redemption expires. 99 times out of 100, the foreclosing entity will pay the back taxes (property taxes) to avoid any issues with a potential tax sale down the road.

Make sure that you have a current CO, or preferably one that doesnt expire soon because the city will come in and I can guarantee you they will find plenty of repairs that they will require.

She was OK, police found her.Right now I am sending her a letter with the contract telling her if she changes her mind  just sign and return the contract to me with a 7 day expiration on the contract.I think  because she really liked me she felt bad telling me no "I changed my mind" after an hour before agreed to sign.

No PMI since it is a secondary market loan.We could refi after the 5 or 7 year fixed rate portion of the loan expires (and get a fixed rate) - question is: are there any other drawbacks with an ARM loan that we should take into consideration when making a decision?

These were usually houses that didn't sell and the listing expired, I called owner directly or knocked on their door, craigslist for-sale-by-owner, or it was October/ November, and the seller knows they won't sell a house now until the spring because winter is coming (I'm in upstate, NY), and nobody leaves their house when it's freezing out.

I'm going to sell my property in the UK in 6months time when the tenancy expires, so I'm going to use that time to investigate markets further out (Of which the KWC/Hamilton area area definitely on my radar).In the mean time I'm going to buy something more local, to get more experienced with the process and hopefully make it easier.
