What to do with $100,000

Hey guys, I have a question I have a friend who I have been talking to who recently informed me she is interested in investing in real estate. I have explained the benefits of it and we both agree on the importance of obtaining education for effective action!! My question to you BP is, if you had $100,000 what route would you take to achieve the best possible outcome? She is a more passive investor from what I can tell! I would like to just steer her in the right direction obviously education is the priority for both of us. Look forward to your response Thanks BP!

Use it as a down payment on 3-4 investment properties all cash flowing positively. In the last 6 months we have spent $96K on three down payments and renovations on two of them (one was mostly turn key) that now cash flows roughly $1,700/month after all expenses. About a 20% COC return.

Just my suggestion, if your friend is passive then passive income in the form of rentals is the way to go.
