Stove- you mentioned high end, I would expect to see a glass top on an electric stove in my market. 

The surplus goes to a repair escrow for now (eventual replumb/rewire) but I'm hoping to go solar within the next 5 years and increase the rents to include solar electric.

Where I am, water is tied to the property (ie the owner pays for it if the tenant bails), electricity follows the tenant to their next place.

Installed new kitchen with granite countertop, new roof, new LVP flooring throughout, upgraded electric panel, and new paint.

Guys, anyone here have rentals with electric baseboard heat where it gets very cold, like in the Midwest? 

Another property the tenants had electric space heaters and said the building had a gas leak, so the landlord told them to buy space heaters and deduct it from their rent because it may be next winter before they can fix it. 

Would an average person have acted like you did or would they have anticipated the potential for an electric line to be buried in the snow and running across a walkway?

I went inside and low and behold it had been originally built as a duplex and had already been wired with 2 electrical sub meters, but at the time it was built the city zoned it as a SFH.
