The only major difference I can think of is an extra layer of coordinating with someone local (e.g. their contractor, project manager, local assistant) to walk through the property to verify everything.Hope it helps!

Or, possibly selling the property and doing a 1031 to defer the taxes or doing a short sale.As you can tell I am fairly new to RE myself so I am looking for some quality ideas from experienced pros.I may have left out some vital info because of my ignorance on the subject.

There may come a time in which we wish to borrow against this property, or this one plus others, and the bank is saying this will be easier done if it is in our names instead of an LLC.We do have another layer of protection in place, suggested by our lawyer.

To the investor, how is this different than just hiring a GC, other than the fact that there is an extra layer of management, communication and expense.While the value to you is clear (you make money), the value to the investor isn't clear (versus just hiring a GC).

They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.
