I wouldn’t waste my time learning how to do the repairs you just need to know you are being treated fair.

Carl, being an active licensed agent requires you belong to the local board and shell out the $500+ and MLS fees.You’re only other option is to go into referral with minimal fees, but you would not be an actively licensed agent.

Tough to win that battle.Just my thoughts.....hopefully you prove me wrong and make all kinds of cash on the PM business and are able to create automation and outsourcing to handle all the work at minimal expense with lots of profit.

What contingencies have you used to cover yourself in the event your offer was accepted, but then you discovered something undisclosed that would minimize or evaporate cash flow?

I don’t mind the lack of tornadoes and hail either. in all reality Vegas is for sure a top place for the landlord given age of assets and such minimal maintenance and or act of god events. as long as you have good HVAC  those houses your describing are basically bullit proof 

Frankly, I wouldn't waste my time attempting to get a profitable asset from them.

This property was a hidden gem on the MLS, almost turn-key ready, needed minimal updates, and so far, have had great tenants (only 3 so far).

Take if all for the price you are paying.I think mentoring groups tend to be a waste of money unless it is a reasonable fee like under $4k for the year.
