What questions do you think I should ask the cash buyer to know the criteria for the house in question?

EX:

Less than 20 years old, 1800-2500sf, 3+bed/2+ bath, 2+ garage, stucco siding, non-flat tile roof, no grass in these zip codes/areas.  

 Bill your not describing Vegas are you ? :)  Indy market will be grass   never heard of stucco and no tile roofs  and 1890 to 1940 :)
