I would make that money "work" for you, like invest with somebody else in a property that can be rehabbed and sold (make sure you study the area and market potential first), or buy a property that can be sold at wholesale fairly fast.

With this, consider the attention span of such a group, for someone who is not use to classroom studies, who may have been out of school for 10 or 15 years, may well have difficulty in comprehending the third and fourth hour of information having received two hours prior.

It might be a couple hundred bucks to get one out there but then you will know for sure if you have a problem or not and how to fix it.Heck I bet you can talk to an engineer and he might be willing to look at pictures first and then tell you if further study is needed.

Having attempted to study strategy for a while on this subject, it is looking more and more like setting up an LLC in TN is a bad idea because of the 6.5% franchise tax.

I would suggest studying up on contracts in general, and weasel clauses in particular before using them.
