I would make that money "work" for you, like invest with somebody else in a property that can be rehabbed and sold (make sure you study the area and market potential first), or buy a property that can be sold at wholesale fairly fast.

It might be a couple hundred bucks to get one out there but then you will know for sure if you have a problem or not and how to fix it.Heck I bet you can talk to an engineer and he might be willing to look at pictures first and then tell you if further study is needed.

Having attempted to study strategy for a while on this subject, it is looking more and more like setting up an LLC in TN is a bad idea because of the 6.5% franchise tax.

I would suggest studying up on contracts in general, and weasel clauses in particular before using them.
