Looking into two equity loans/line options with PenFed,Home Equity Loan, 100k 1.99%, amortized over 5 years, payment is 1700+ a month.HELOC credit line, 5/5, say 100k, (rates adjust every 5 years, meaning gets 3.75% for 5 years at least), no particular payment demands each month.My investor mentality (acquisition mode) is telling me the HELOC 5/5 makes more sense with the flexibility, but the 5 years fixed HEL is such low interest and tough to pass up if qualified.

In over ten years I had one issue with an applicant who was mentally a little on edge and felt she has been discriminated by the color of her skin, the fact that we rented to someone else of the same color was not good enough for her LOL - she complained, but it never went anywhere.Notice how this works so much better with single family properties than appartment buildings?

Each case is individual but the goal is to collect 50% of the rent and defer 50% so some income is coming through to help owners while respecting the situation the tenant is facing.2) Rent Credit: Tenants who have a documented loss or reduction of income yet still prioritize paying their entire rent amount shall be credited 20% of the total on their next month's statement...the goal is to keep rent collection high for owners through a reasonable incentive program.I hope our approach is something others can use to help their tenants during this difficult time, please post if you have had success with alternative programs!

Prioritize location specific amenities (views, walkability, proximity) as much as you can afford and make sure you provide a clean and inviting space and I imagine you will just fine within the context of your goals.
