Over the last three years I have put in about $25-$30,000 in home improvements (New windows throughout the entire house, updated kitchen all, new appliances and countertops, had entire house polyurethane injected insulation to improve efficiency, massive landscaping improvements, along with other misc updates).

Spruce up the outside with landscaping.  

For door hardware, medicine cabinets, landscaping materials, etc. they're great.

12 condo units foreclosed on.  20 years old, repair high end $8000 each, plus roof repair and common landscape clean up.  

Expense is missing Vacancy 10%, Property Management 10%, Insurance, Repair & Maintenance,  Landscaping, CapEx 5-8%.  

As I understand he is maintaining the landscape for the whole park.

I know this is old so not sure you'll see this... but what about offering a commission to landscaping/snow removal crews...

Taking costs out of it, which I'm assuming you think would be made up for by rent increases or a lack of turnover, you're assumption is that everyone wants that hip, vibrant, landscape.

Impressive, and the landscaping is wonderful.
