I am pretty new myself and I have had a lot of luck learning fast by listening to the podcasts.

I use them all the time to finance my deals and close fast.

The primary issue is to show how the repairs have changed the effective life of the property.

For example, someone calls in and you chat with them to find that they may not be interested in selling right then at your price for whatever reason, however over the next several months their motivation may change so a follow-up system should most certainly be in place to touch base with them again and again.On top of that, be sure you are finding 'why' they called in the first place because your main goal should be to solve their problem before all else as this will inevitably lead to closing deals.

I would say that I have learned a lot but recognize that there is soooo much more to learn on a subject that is continually changing!

There have been a lot of rental scams where people are breaking into foreclosed homes, changing the locks, getting a couple payment then run off once inforcement arrives.

No money has changed hands at all.
