The area is said to have been hit very hard, but I went to visit, and the property is on a pretty busy street (close to rite aid, McD, grocery store, , etc) and the town is not nearly as bad as people warned me it would be.

I highly recommend the book "Deals on Wheels (sold at the store on this site) if you are serious about seller financing the homes and renting the land.Overall your idea is sound, but does have a few flaws.
