Maybe you get a wear and tear specialist as an early tenant, then you will be glad you kept the more dated kitchen for sure...Let's go forward six months and imagine your first tenant drops a heavy pan of something on the counter....

In random visits, while redoing the kitchen I find that they leave their trash on the floor, soda spill on new cabinents, paper towel in the toilet and the kid is smoking weed in the house.Is it fair that i check my unit at least 2x a month with a 24-hour notice?

I want to do a new:kitchen (cabinets, tiles floors, granite counter tops, backsplash)new bathroom (tub, toilet, vanity tile floor)Interior: refinish floors, replace a few doors, replace all outlets/light switches, patch and paint all wallsExterior: a couple roof and gutter repairs, and paint exterior trim/window/sofit/facia.So its not a big renovation, mechanicals are all good.So my question, should I find a GC to handle all this?

All my paperwork were in order but they refused to close the deal because the initial references from my contractor did not pan out.

The only major concern is the toilet not working, going to have my plumber come check out the toilet drain and make sure I don't have to start busting concrete floors replacing a sewer line.

They came to us wanting a better place to park their money than the bank or traditional investments, and they wanted a no-hassle return on their money (and not have to deal with tenants and toilets).
