I have seen wayyyyyyyyyyy too many California investors throw their money over here without flying over to taking a look at the area for themselves and they are usually in a bad situation because they didn't do so.

Not sure if Perkins is the usual meetup spot but just thought I might throw that out there since I can get everyone a discount and the seating environment is pretty nice! 

There doesn't seem to be a glaring weak spot which would throw the supply/demand situation into a radically different state than it is now.We seen for years now that supply is not keeping up with demand here, and I've not yet heard a solid proposal to solve this issue.

I like the idea of thinking of vacancy as an added expense - we do anticipate some tenant turnover in the first year so it might make sense to conservatively factor in 2 or 3 months without income.We are definitely tired of throwing rent money down the drain every month - time to build some equity!
