Owner Occupied Multi Family Investment

Hello my name is Ashley I am new to this forum. After reading a lot of valuable posts and responses, I decided to post for the community's opinion. I am planning on buying my first owner occupied multifamily investment. I am curious whether the following property makes sense. 

My boyfriend and I currently rent at $1,500 a month. We live in Central New Jersey. It is a seller's market out there with limited inventory.

I am currently looking at the following:
2 Unit Multifamily w/ Detached Garage w/loft rented as storage in an "up and coming" area along the shore of NJ.
Asking Price: $452,000 (Believe the sale price can be lowered - Needs cosmetic repairs & updates)
Downpayment would be: (20%):$83,000 - $90,000 (Depending on Purchase Price)
Annual Taxes: $10,250
Annual Insurance Estimate: $1,000 
PMI: $0
PITI([email protected]%): $2,720.73-$3,000.00(Depending on Purchase Price)


Rental Expectations:
Unit 1:$1,800 
Garage Loft Storage:$600 
Unit 2 (My unit): $1,500
Total: $3,900

I am completely new to this and trying to figure out what will work best.

Does this seem crazy?
