Grocery store manager?

Purists hold that even a "UPS Store" mailbox still looks "fishy" to some, and that even using your own home address is questionable.

Currently I own one commercial property in which my business is located ( I own a full service restaurant), and it has 2 others store fonts.

For example I would not put in a lease you are not to litter the ground with cigarette butts, shoot off bottle rockets, store stuff on common stairs,  park cars in certain areas, write harassing notes to neighbors,  these fall under quiet enjoyment and property upkeep but you need to spell it out for some people.  

when it comes to sales and negotiation,"pigs get fat and hogs get slaughtered"!

A lot of it would depend on exiting, isle placement, types of refrigeration, full or limited meat department, bakery, etc.Even the large grocers like Albertsons can't estimate a cost per square for a store buildout unless they've designed and constructed the buildings to their specs.Unless you're dealing with an experienced contractor who has built out multiple grocers, I doubt you'll be able to estimate a buildout cost.This type of capital improvement is just to large a component of leading costs so my advise would be to spend the money and have an architect layout the store, they don't need to draw up plans just yet, and then find a qualified contractor, or two, or three, to bid out the job.

A little about me… I’m 42,single, college graduate, former retail store owner, long time renter in SouthOrange County, Ca. and actually do enjoy long walks on the beach.

I spend an hour or so each day running to the store to buy stuff at the last minute.  

In our area, if the property is vacated the landlord must pay for the stuff left behind to be stored for 6 months.
