Here are some reasons I like MFRs:The price per unit is less, leaving more cash flowone roof to replaceI do the PM, so finding agreeable tenants is no problemI've found location to be the driving factor on desirability (not SF versus MF)Getting in good with one tenant will give you quick and easy updates on the status of the rest of the tenants / buildingReferrals for new tenants from current tenants are more frequent (they want to live near their friends) get a good tenant, and get a good referral.The cons:Resale is slower.

I recently started a closed Facebook group to teach people in our REIA how to safely lend their own money on deals to others in our REIA to promote investing activity and I'm not worried about the law coming down on me for teaching this to others without a license or brokering it out for them if that's what they prefer.It's very difficult to get any help from law enforcement or other regulatory agencies even if you do collect money nationwide from people to scam them or to legitimately broker it, whether you have a license or not.

The only requirement I have is to pass the test (the attorney status rids the requirement for hours, online course, etc).

When I applied for LLC here in Georgia, they didn't ask about my immigration status at all.

However, having an LLC may not be a good idea depending on your employment status.

They are not my friends, except on facebook, and while I am a pleasant person, the business comes 1st.
