In another topic (http://www.biggerpockets.com/forums/49/topics/67323-how-does-this-sound) Rob brought a good point against 2-unit building and vouched for SFResidences.
I wanted to post it here and ask why you favor one vs. another.

Thanks!

I'm just getting started in RE investing (almost 5 years now). And I prefer a mixed portfolio, though I love the multiple units because they throw off far more cash flow.

Here are some reasons I like MFRs:
The price per unit is less, leaving more cash flow
one roof to replace
I do the PM, so finding agreeable tenants is no problem
I've found location to be the driving factor on desirability (not SF versus MF)
Getting in good with one tenant will give you quick and easy updates on the status of the rest of the tenants / building
Referrals for new tenants from current tenants are more frequent (they want to live near their friends) get a good tenant, and get a good referral.

The cons:
Resale is slower. But since I'm on a long hold, I'm not worried about it.

Cheers,
MC
