@Peter Morgan I agree with others on this thread, but just to directly address something that everyone is referencing, it’s critical that you reject the tenant in a manner that does not violate Fair Housing Laws.

Educating yourself on business models that work (via mentors, etc.) and taking massive action are critical to moving forward.

I am excited to have the ball rolling and know that it is critical to set a solid foundation before scaling up.

This is one reason why I’ve so consistently advocated that sponsor selection is the most critical decision a passive investor will make.  

Also, unlike some other beach destinations the Panhandle of Florida is accessible by car for many families which can be critical if they are traveling on a budget.

That's critical for me.- I looked at TenantCloud.com.  

Investing out of state is very difficult.Underwriting properties is critical, deals are right around you, you don’t need to go out of state to find them. 

Also be extremely critical and conservative of your numbers - Philadelphia is a great market and will most likely not have huge % decreases in rent and home values in the next 2 years as opposed to other markets. 

My questions as follows: 1) Any critical info you can think of which I have missed above?
