I'm looking at a property in Fort Myers FL and the county Property Appraiser data shows the owner as "Unknown Heirs of ..." 

According to Attom data, we should expect a large amount of foreclosures as 2021 rolls on due to federal eviction/foreclosure moratoriums being lifted.

However, I have a question on inputting this data into my return.I have a big list of items that qualified and corresponding 5 or 15 year depreciation amounts - example: irrigation $5254.06 (15yr); swimming pool $39,563 (15yr); Refrigerator $1812.82 (5 yr).

Where I live in NC, I can go into the public records room at our courthouse, and search their internal data base.

Get Ego out of the way to make decisions based on data.

I want to steer my clients in the right direction and give the best advice, based off the data, that I possibly can. 

More units being built in a market with rising vacancies should lead to the vacancy rate rising even more drastically over the next 5 years.Look at migration data for your market.

They pull data from Airbnb and VRBO.  

It is possible that I could wake up tomorrow in bizarro land and LA could turn into Detroit, we could hit an ice age and the great weather could go freezing, an Earthquake could put us underwater (literally), people in mass could decide that they prefer Omaha, all the tech companies, studios, and VCs could decide to move to Fargo, but I don't think so and I've got decades of data to back that up ... just in case my thesis is wrong, though, I always have multiple exit strategies to hedge against those kinds of risks and always watch and question assumptions.
