Since it's a transitional area, and by the number of doors and the price you've listed, I'd expect that there's good potential for some upcoming capital expenditures, so ask about big ticket items like the roof, electrical work, plumbing, HVAC system(s), and so on, along with any other maintenance items.

This is to gain trust, interpersonal, loyal, and connection between you and the agent.I would say only transition to additional agent if the current agent is unable or hesitate to show you the house that is far away from his radius.Ideally, it is your due diligent or research to find out about the market you want to invest.

Transition a couple of SFRs into an MFU 6-8 units to change the rules:)  Once you have one such, you can go back to a SFR if you like (but you'll soon adapt to the MFU).
