So, I'd like to spend the next few years (3-5) building up a stream of passive income to the point where I could work part time and have more time with the kids (and maybe even some time for myself, my hobbies, dating, etc).

@Daniel Porter My favorite book for people curious about getting into real estate is "Retire Early with Real Estate" by Chad Carson.

This is a side hobby for me, as I have a day job outside of the US, so I'm focusing on a buy and hold strategy which will give me a reasonable combination of cashflow and appreciation, while using local management companies to limit my time commitment. 

If the only way I stay in the black is me fixing every problem, then it isn't a business its an expensive hobby.

What are some of your favorite real estate books to read that would be good for someone new to real estate/real estate investing?

from starting as an agent at 18 becoming a broker at 20.when i look back on my favorite real estate activities I really enjoyed brokering land and ranch's in Northern CA.

Since I manage my own, the least favorite action is having to show the property to prospective tenants over and over and over again before I get the tenant I want.  

After MUCH prayer, conversations with my wife, and advice from men I respected the decision was made that I would finally treat my real estate like a business instead of a side hobby.
