Have you put the word out to see what kind of interest you get from possible businesses that may want to lease the space? 

@James Kojo for large deals it is common for the seller to disclose financial information before LOI.Sometimes you will get a seller who refuses. 

I certainly don't want to be the kind of person that waits and waits and therefore increasingly grows hesitant to ever get started.
