I proceeded with SoFi, they did the hard credit pull and I uploaded my W2, paystubs, ID into their portal through my phone. 

Duplexes, triplexes, and fourplexes have different down payment requirements with different loan products, so get on the phone with a lender and ask a lot of question.

You can get alerts on your phone when the door is being opened. 

You can skip trace to find things like phone numbers or non occupied mailing addresses. 

Are you able to chat over the phone?

If you're working with someone local, you might be able to get away with a 7-8% PM if they're just collecting rent and answering phone calls (not likely if they're a budget PM). 

Even if I add back in your 20% in expenses and say we didn’t use property manager, you didn’t write off your cell phone, your internet, your new iPad, and nothing broke you have a $2,000 loss. 

I'm more likely to read a computer screen/phone/tablet...i guess i need audiobooks or invest in a large tab!

@Nicholas Petz -- I used infousa for my list, and initially made a few phone calls before finding a little hidden (no google my business page) facility on google maps. 

A lot of other wholesalers and realtors are taking time off the phones, so you have a better chance to stand out.
