Looking for funding on first BRRRR.

Hey Team,

I'm new to the BP family and look forward to long standing relationship with the everyone. I have a BRRRR deal I'm working on in Arkansas, the issue is I'm not needing a ton of money. I have contacted one lender and they said the amount is to low for them. I'm looking at a purchase price of $25k and a rehab of 35-40k, all in would be 60-65k. The ARV on this property should be around 110-120k. Does anyone have any relationships or references for a lender on this amount?

Other thoughts would be to take a personal loan out that isn't collateralized on the property. Or a home equity line of credit on another property. Or a business loan would allow you to get the funding you need.
