If you are behind and this would be your last property to ever buy, I actually would consider getting the fourplex and then put the net profits into another investment (simple as high interest savings or even into the market).

I would think of this problem differently: I might encourage them to explore ADUs... this would give them an additional stream of income and would likely only require a relatively small chunk of money in their savings (relative to the total cost).If they could partner with someone that has experience building and/or flipping (to qualify for the construction loan), then cash them out with a 30-yr DSCR loan (and use that as the builder's profit), then they could rent the property and enjoy the cash-flow.

Ask what you can learn that is not already out there on the internet and what is special about this class from the other 1000 people doing this.Lastly ask for the contact info for last ten people who have taken the class and when, reach out to them as well. 

Maybe even enter a submission from Zillow asking for contact info. 

All the things they offer are services you can do yourself; email the cleaners, message the guests (which requires you give them your Airbnb login info), contact service providers if there's an issue, but not from a network of providers, just Google apparently.

They got all the necessary info about the sale and the buyer, prepped all the documents, etc.
