Another tip is that HUD will give you 48 hours to accept the bid or not, I like putting my bids in on Wednesday night so Thursday morning the offer will be accepted and I'll have till Monday to get it under contract, use the weekend to show the cash buyer the property.

If a property has an assessment of $X and due to the sale, the property is gong to assessed at $2X, your property taxes are going to double.Even if the impact is a year or two out and appeals not withstanding (which have their own costs), this can tip the cash flow enough to impact your decision.This can obviously also work in reverse if the purchase will cause the property taxes to go down.

Probably lots of absentee owners, maybe people buying houses for their kids while in college or people buying houses there while in school then graduating and moving away, then there (hypothetically) would be buyers interested since most houses would be an easy rent to college kids if not a sale to them or their parents.
