They also make pans that hook up to a drain in case of a huge leak, or a slow leak not made aware to you quickly.  

Even if it was winterized, it may have been done too late or they didn't drain the boiler.

I can't imagine marrying someone with a six-figure student loan debt (that isn't a doctor) and that instantly draining my assets.

1 - to ensure the tenant is not wrecking havoc and 2- to catch any clogs of drains, check air filters or repairs that may be coming up.

Bill is right you could be looking at $10k and I just had one that cost me $20k. all my profit on a flip went literally right down the drain.
