Currently I live in Upstate NY(East of Albany) not far from the Vermont/Mass border. 

I see an opportunity as I see this area grow more and more...BUT, I know there will be more risk in the shady parts of PGC right on the border with Washington DC. 

Over the past five years, I've bought properties in Euclid, Bedford, Garfield Heights, Mayfield Heights, Cleveland Heights, and Cleveland proper (North Collinwood neighborhood, near Euclid border) -- all of these properties have been acquired for considerably less than their previous peak values, which were not even unreasonable/inflated to begin with, so I have a fairly high degree of confidence that the values will be back at that level and higher before much longer.

But generally speaking you will be precluded from disturbing them and may have to enhance them and will have set backs.West of the Cascades and north of Eugene to Canadian border we basically live in a rain forest type area so its very wet as you know. 

The current deal I am looking at is a Delaware LLC that will hold 2 properties in the deal but the entity is not registered with the SEC.

I am trying to determine whether or not my Delaware LLC needs to be registered with the SOS in Tx.
