Big land but some area comes under wet land

I have a 4 acre land in Bothell,WA some area is wet land if something can be done it’s a huge potential, what options do I have I don’t want to buy the land before I know what options I have to make this work else no point in buying this land.

Big land but some area comes under wet land ..,

Any ways to work around this ?

West coast wetlands are a big deal.. as there are many of them and the protections are in place to protect the Salmon Steelhead etc.

as everything flows from some point to a river that these fish run in.

Along with certain Flora..

In Washington and Oregon you would hire a consultant familiar with the county regs and do what is called a Wet land delineation. Once that study is done you will have a good idea what you can and cannot do with it.. and or buffers etc..

In some instances you can swap wetlands and build on current ones.. But generally speaking you will be precluded from disturbing them and may have to enhance them and will have set backs.

West of the Cascades and north of Eugene to Canadian border we basically live in a rain forest type area so its very wet as you know.
