The short term rental market here is huge because of Disney World, SeaWorld and Universal Studios primarily, and it's year-round.  

Also I have been listening to BP podcasts along with others and audio books.

You can easily get most of the top books for $15 in that first month.I now have a morning routine of listening to an hour podcast from BP or audio book over my morning tea.

As an example, it has taken me 20.25 hours to skim coat all of the walls (very textured walls) in my studio and it took 5 boxes of pre-mixed material to cover all of the walls. 

I got a package containing a manual, some supplemental books with links to Internet resources, an audio CD and the account/password to their private-access Website (deal submission online form and other resources, such as basic real estate contracts in PDF format).
