We have a lead on some however we have never used any private money (outside our own) and are not sure what the contracts should look like.

I think understanding the leads on a more individual level can help show a more personal interest.

We added value to this deal by pitching in our own sweat-equity and bringing a humble attitude to how we lead our team members (contractors, agents,... etc).

I have everything set up as far as a buyers list and market I chose to enter, the only thing now is generating that first lead to get the ball rolling.

In the mean time I'm looking to move quickly if I can finish locking in may current lead that's in negotiations.
